Tailored Hotel Management

By entrusting us with operational management, the owner adopts a proven model that integrates organisation, operating standards, staff management, commercial strategies and performance optimisation. Together, we define objectives, positioning and a development path aligned with the target market and the property’s identity. It is a transparent system that aligns the manager’s interests with those of the owner: the stronger the hotel’s performance, the greater the value created for both parties. The manager assumes responsibility for running the property on behalf of the owner and is remunerated through management fees calculated on both revenue and G.O.P. (Gross Operating Profit).

It is a combination of operational efficiency, clarity of results and a strong focus on growth – which is why it is now the model chosen by the leading international operators.

Lease: A Solid Partnership

With the lease model, we assess the potential inclusion of the property within our portfolio by analysing its characteristics, location and the overall sustainability of the project. Each proposal is carefully evaluated, with full respect for the specific features of the property and the territory in which it operates, with the aim of building a solid, long-term partnership.

Compared to the management model, leasing provides a more clearly defined structure in terms of duration and income for the owner. The rent is generally independent of the hotel’s performance and may be set as a fixed amount or as a combination of a fixed and a variable component, thus offering clarity, stability and continuity over time.
